This 26,440 sf building was originally built in 1991 for the Federal Government (United States Army Corp of Engineers) at a cost of over $3,000,000. The property is conveniently located with all area major freeways within a maximum of 12 miles – I275 (1 mile north), I75 (8 miles east), I74 ( 8 miles west), and I71 (12 miles east). The building sits on 5 parcels containing 5.88 acres of land with 404’ frontage on Sebring Dr. and 479’ on Stapelton Ct.
Of the 26,440 sf, the front 15,400 sf are laboratory and office space including mechanical area, while the remaining 11,000 sf is industrial/manufacturing space. The property is zoned IP, Industrial Park District which permits a wide range of light industrial uses. Of course the property is served by all city utilities including water, sewer, gas, electric, cable and telephone. There are approximately 45 parking spaces on the blacktopped area with more area easily expandable.
Building Construction. The building is of block and metal construction and sits on a slab foundation with 5” of concrete under the office/lab areas and 6” of concrete over 4” of crushed/compacted stone under the industrial area. Ceiling height in the office area is 9.5’ – 11’ with suspended ceilings, while the industrial area has 19’ ceiling height. The roof is a pitched style metal roof over pre-engineered beams and purlins. There are also two overhead cranes in the high ceiling space, each with a 2 ton capacity, 1 dock well door w/ leveler, and 2 drive in doors. The entire building is serviced by a wet pipe sprinkler system. Because the property was developed by the Federal Government, the building contains assets not found in most buildings including compressed air, vacuum systems, industrial gas delivery systems, exhaust systems, and heavy electric (3 ph, 1600 amp/460 volt w/ step down boxes for 208V and 230V throughout entire building). Forced air heat is supplied by 2 gas boilers. There is also a zonal ice storage unit for up to 30% A/C savings. The building lends itself to possible additional tenants.
