HISTORIC FORMER U.S. GOVERNMENT POST OFFICE BUILDING

The Building. This 11/2 story building is of brick construction on a concrete foundation and is located at the corner of Short St. and William St. just 1 block East of Walnut St. which is the main thoroughfare into the old Lawrenceburg Business District. The building contains 3,128 sf. on the main level with a full basement and partially improved second floor. The main floor consists largely of 1 large room, an entry vestibule, a small office and 11/2 bathrooms. The lower level is divided into 4 rooms and two (2) half bathrooms. The upper level contains 2 rooms and a ½ bathroom. There are also 2 built in safes in the building. The building is heated with gas and has central air conditioning. There is also a rear dock area for product delivery and approximately 27 parking spaces on a blacktop pad for off-street parking. A cyclone style fence surrounds the rear and sides of the property. Because the building was built by the U.S. Government in 1934, it has been designated an historic property by the Dearborn County Trust. As such there are certain Covenants that follow the property. Real estate property taxes have never been assessed. The building is located next to the fire department.

The Property. The property is a corner lot with approximately 129’ of frontage on Short St. and 132’ of frontage on William, St. There is also an ally in the rear which provides rear access. Zoning on the property is L-B or Levee Business. Levee Business includes but is not limited to Business and Professional Offices, Meeting Hall, Restaurants, Apparel stores, Drug stores, Beauty Parlors/Barber shops, Antique shops, Laundromats, Service Industries, as well as many other uses. (Please contact Lawrenceburg Zoning for complete list). Complimenting this property is a full range of utility availability including sewer, water, electric, natural gas, telephone, and cable. Although located on the levee, the property is not in the flood plain.

The Area. Lawrenceburg is the county seat of Dearborn County, IN. The industry of the area provides the bulk of the employment opportunities. Dearborn County Hospital is located approximately 1 mile south of the property and Argosy Casino riverboat is approximately ¼ mile from the property. The County and City Administration Buildings are only approximately 3 blocks away.

The property with improvement was appraised in 2003 for $227,500, but will sell to the highest bidder at ABSOLUTE AUCTION.
